Area55 in St. Florian covers a total of over 50,000 m2 and will open in fall 2025. Location & transport connections
Area55 is located in the rapidly growing business and industrial park in St. Florian, right next to the A1 highway with direct highway access. A particular advantage is that there is no need to drive through residential areas, which allows unrestricted access. The ideal transport location is complemented by a nearby trimodal connection: Ennshafen is connected to inland waterways via the Rhine-Main-Danube waterway, has a container terminal for rail transport and is close to the B1 federal highway - perfect conditions for a smooth connection to the European economic centers.

sustainability that works
The Area55 stands for a consistently ecological construction method. With highly efficient thermal insulation and LED lighting in all areas, energy consumption is reduced to a minimum. At the heart of sustainability, however, is the impressive 14,000 m² photovoltaic system on the roof, which, with an output of 2,400 kWp, makes the entire Area55 energy self-sufficient. This not only protects the environment, but also significantly reduces energy costs.
The PV system is supplemented by a 2 MWh storage battery, which temporarily stores surplus PV electricity during the day and makes it available again to supply consumers at off-peak times. An energy management system for the large consumers ensures that power peaks are avoided when electricity is drawn from the grid. In addition, green natural zones as recreational areas for employees and customers create a pleasant ambience and contribute to the feel-good atmosphere. For future-oriented mobility, there are initially 12 charging stations for electric cars and e-bikes with charging speeds of up to 150 kW.
